The truth is once a roof is on you don’t know if its a good roof install or bad roof install…. until it rains, or snows, or some other weather event happens. This is why it is so important to choose the right contractor for your needs. Many times building owners choose the low cost contractor to save a few dollars. We get it – roofs can be an expensive asset, but they are an asset. I would argue one of the most important assets of your building envelope. They protect your facility from the top down. In doing so it is important to understand who is working on your asset. When selecting a contractor to work on your facility you may want to keep the following in mind:

Are they licensed?

Not all states require contractors to be licensed, but some do. It is good to know if your state requires this. Not only do you need a licensed contractor, but they would also need tobe knowledgeable, and up to date on building permits, codes and requirements.

What does their insurance policy look like?

Do they have the proper COI requirements to be on your commercial building? Accidents can happen and you want to make sure both parties are covered should that arise.

Are they certified in the manufacturer I want to use?

It is important to make sure they are certified with the roofing material manufacturer you want to use to ensure you are getting a warranty once the project is completed. Manufacturers require contractors to go through certain trainings, tests, and install processes before they will certify a contractor to use their products.

What type of workmanship warranty do they offer?

This is a good point to bring up to your potential contractor. You want to know they stand behind their quality of work. You not only want your materials to have a warranty, you want to be covered on workmanship too. Most contractors will offer a 1 year workmanship warranty.

What is their bonding capacity (if this is necessary)?

This may not be applicable to you – Bonding establishes how financially secure and well performed a contractor is. It can protect the buyer from a contractor taking payment and not completing a job. If you want to learn more about bonding, click here.

Can they provide a safety rating?

At the end of the day, we want everyone to be able to go home. Having a safety rating means the contractor is following OSHA health and safety guidelines. They are reporting incidents, if any, to OSHA or other agencies that monitor performance, risk, and education.
